Scope and document review

Scope review by NorthField Sourcing

Every supplier has to answer the same fields. NorthField Sourcing lines those answers up. It does not award the job and it does not sign the code submission.

  1. UseOccupancy and whether the building stays or moves.
  2. DimensionsFootprint, module dimensions, eave height, clear span.
  3. LoadsDesign wind speed, ground snow load, seismic design category.
  4. JurisdictionCity, county and the code edition the authority uses.
  5. QuantityModules or building sets, plus acceptable partial shipments.
  6. DestinationZIP code, gate limits and who unloads.

Two quote shapes that should not share one total

The columns are scope patterns, not named models. A cell that says buyer means the supplier price excludes that work. Read both columns before calling one number lower.

LineShell or kitInstalled or turnkey
Primary frameIncluded when the supplier names the member sizesIncluded, plus the erection sequence
Secondary framingPurlins and girts listed or excluded in writingSame members, plus bridging the installer provides
Foundation interfaceAnchor layout only, foundation by othersStill confirm who designs the pier or slab

DocumentsGeneral arrangement if the quote says soDrawings and calculations for the quoted system only

Design live load and design dead load belong in the load line, not in a marketing sentence. Wind exposure category changes the pressure even when the speed number looks familiar. Ask the supplier to state the criteria used. If the cell is blank, the quotations are not comparable yet.

What the desk actually coordinates

  • A

    One brief, several factories

The same use, size, quantity and destination go out together. A factory that changes the clear span has to mark that change.

  • B

    Exclusions in their own column

Tax, duty, permits, temporary power and winter heat are not absorbed into a module price unless the supplier writes them in.

  • C

    Files tied to the system

A homepage badge is not a calculation. Request the sheet that names the plant, the system and the project jurisdiction.

  • D

Buyer decision stays with the buyer

NorthField Sourcing can sort replies. The contractor and the engineer still accept deviations, substitutions and the commercial award.

Questions that change the comparison

Which costs stay off the unit price?

Freight to the destination, crane time, foundation concrete, utility tie-in, sales tax and any permit fee. Ask for each as its own line. A missing line is an exclusion, not a gift.

What does shell exclude by default?

Interior fit-out, furniture, data cabling and often the skirt or ramp. Write the finishes you need. Do not assume a photo includes them.

When is a standard bay enough?

When the published module dimensions, eave height and design loads already match the site. Unusual spans, mezzanines or crane beams push the request into project-specific engineering, which is a different fee and schedule.

Which welding note is worth requesting?

If the quote relies on a structural steel frame, ask whether the shop follows AWS D1.1 for that scope and which procedure applies. The request is a document check. It is not a certificate this desk holds.

Put the open lines on the form

Quantity, destination and the scope word are enough to start. Loads can arrive as unknown. The reply should show which factory assumed which code edition.
